FEES PAYABLE BY TENANTS

 

  • The Rent

     

  • Holding Deposit (to reserve a property) – The equivalent of 1 weeks rent will be taken prior to references being carried out.If references are successful, the holding deposit will be used as part payment towards the first month’s rent or deposit or refunded if required.The holding fee will not be refunded if the tenant provides false/misleading information on the application, fails the Right to Rent checks or withdraws from the property. Holding fees are not transferrable from one property to another.You will be notified within 7 days (or as agreed with the tenant and agency) if your application has been unsuccessful and the reasons why.If your application is successful and you require the holding deposit to be refunded this will be refunded by bank transfer.

     

  • Tenancy Deposit – A refundable tenancy deposit of 5 weeks rent.

     

  • Loss of keys/security device - if the keys have been lost and therefore there is a potential security risk, the tenant will pay the costs of the lock being changed, similarly the tenant will pay for any lost/damaged/stolen security devices.

     

  • Late payment of rent - if the rent is more than 14 days late, the interest charged will be 3% above the Bank of England base rate for each day the payment has been outstanding.

     

  • Changes to the tenancy agreement – if the tenant requests a change to the tenancy agreement (i.e. add or remove a tenant) a fee of £50 inc VAT is payable.

     

  • Early termination – if a tenant requests an early termination of the tenancy, the tenant will pay for any reasonable loss to the landlord/agent for the termination of the tenancy agreement.
